Everything you need to know about fractional lakefront ownership
Fractional ownership allows multiple individuals to co-own a
property, each purchasing a share that gives them a proportional
amount of usage time and equity. Unlike renting, you own a portion
of the asset and can benefit from any appreciation in value.
Each owner gets 35 days of usage per year. We work with each owner
to coordinate scheduling and ensure fair access to the property
throughout the year.
When you purchase a share, you pay the purchase price for your
ownership share. There is also a one-time closing cost.
Additionally, there is a monthly HOA fee that covers property taxes,
insurance, utilities, maintenance, management, and cleaning.
Yes! You can sell your share at any time.
Professional management is included in your HOA fees. This covers
regular cleaning between stays, landscaping, snow removal, property
maintenance, and repairs. When you arrive, the property will be
clean and ready for your enjoyment. You never have to worry about
mowing, cleaning, or repairs.
To preserve a private, owner-focused experience, rentals are not
permitted. However, you're welcome to invite family and close
friends to enjoy your time at the property.
If an owner would like to bring their dog during their visits, a
$500 pet deposit will be collected at the closing. No pets allowed
on the furniture and owners must clean up pet waste prior to
departing their visit.

We'll walk you through the entire process, explain all the details,
and answer any questions you have. There's no obligation - we just
want you to feel confident in your decision.
Owners can check in on Monday at 2:00pm and check out Sunday at
Noon.
Yes, the shoreline is accessible. There is a sand beach area along
the southwestern property line. The water is also fairly shallow for
a couple hundred yards out into the lake allowing it to be swimmable
when using caution. Conditions on Lake Superior can change quickly!
Dues pay for property taxes, utilities, professional housekeeping
and linen service between owner visits, homeowners insurance,
internet, lawn care & snow removal, property management, and
towards building a reserve fund for future repairs.
Yes, there is a washer and dryer in the upstairs bathroom area.
Cash purchase. In past fractional ownership properties, some owners have chosen to use a home equity loan on their primary residence to fund their purchase.
Yes, the garage will be available for use during your stay. There is
ample parking on the property for a number of vehicles.
This is currently being finalized, but owners are working to have
firewood included in the monthly dues.
